An EICR checks the safety of a property's electrical installation against BS 7671. Landlords must have one by law, and most insurers and letting agents expect commercial premises to hold one too.
Usually every five years for commercial premises, though high-demand sites may need more frequent checks. Rental properties need retesting every five years or at each change of tenancy.
Faults are graded C1, C2, C3 or FI. A C1 or C2 makes the report unsatisfactory, meaning remedial work is required to bring the installation up to standard.
It depends on the size of the site: a small unit can be done in a day, larger premises may take longer. Testing can usually be scheduled around your operating hours.
Testing inspects and reports on the condition of the installation. Remedial work is the repair carried out afterwards to fix anything flagged as unsatisfactory.
